You can hire an electrician to install GFCIs, and charge the tenant if they would like.I would have a plumber address the leaks as soon as possible.

That price would be normal in my area for a yellow pages/radio advertising type company. If I hired a one or two person licensed outfit it that works by word-of-mouth reference and never advertises it would maybe be $250 total.Regardless of the price, I recommend you get a disposal with the allen wrench fitting to "unstick" it if it clogs instead of just a local reset button.Garbage disposals are my most replaced items.

Has anyone ever done a deal which included a proper and complete residential fuel oil tank decommissioning having been performed by the seller personally (not a hired contractor), using cat litter, then never having the decommissioning certified/filed/inspected with the proper local authorities?

If you win the auction, personally, I'd hire an eviction attorney for an unlawful detainer action and be done with it.
