I have these chronically late tenants. I gave them a 14 day notice to pay or vacate. Time ran out so I filed with the court and sheriffs office. This cost about $45. The sheriff must've came and the tenants put a money order in the box dated 4 days ago meaning they just forgot or didn't care to put it in till the sheriff came. Not gonna go through the rest of the eviction process bc as a LLC, id have to hire a lawyer and it'd likely be expensive. Do I just photocopy the receipts and send them a bill? Also, how do I enforce the bill if they don't want to pay?

Read your lease.  The most critical language is or should be in there.

If your lease says they must pay for legal filings due to late rent, just notify them they have to pay the $45. The $45 gets paid before the next month's rent so if they only pay the amount for rent, they are actually $45 short on their rent and you can start the eviction process. (If that is what you want to do.)
