So being brand new to a community is tough because it sounds like you don't know anyone or perhaps few people there. 

I am considering brand new construction.What are the pros and cons in your opinion, considering this seems to be a high growth area? 

The park is across the street from a brand new development where land sold for around $140k/acre which is an encouraging potential exit strategy.

They were very different from all the big brands, but really cared about my training and success.

Interior: all new windows, new paint and carpet; gutted kitchen, knocked down wall, new appliances, doubled cabinet space; gutted bathroom; added french doors to one BR and doubled closet space in both; added stairs to connect upstairs to downstairs, previously had to go outside to go downstairs; basement was totally redone with new office, family room, laundry room and storage.

@Wayne Brooks actually I an brand new I know now never deal with a realetor unless I have all cash.

@Thomas Baylor  As both a landlord and property manager who does a lot of business in Portsmouth, I’d say this property is not a good option for a brand new investor.  

Someone brand new with no clue of what to do should start small and work up.

Most of the houses in that area are brand new so it’s hard to compare.
