It took about 10 times more effort from me than a normal showing which is usually 3 clicks of a mouse.

Some people won't even leave a voicemail and that becomes wasted marketing effort.

"It's too much extra effort"I feel like multiple failed showings due to urine smell would be more effort than spraying a little air freshener to make a quick sale. 

But that was before the landlord laws were put in place (he would evict by showing up and removing their door) and it was a herculean effort to stay on top of them.  

From my corporate sales days - "100% of no commission is worse than X% of some commission" (within reason - effort and complexity of relationship.

As such, going out of your way to create a business to eliminate that burden may not be worth the effort, or a 6 to one, half-dozen to the other type of scenario with respect to cost-benefit.Don't get me wrong, the Solo 401(k) is a great tool - if there is legitimate qualification. 

This would be a more effort intensive labor of love but if you like hands on would give you plenty of pieces to play with.

Whether it is a flat fee, or applicable to the final work that you have the contractor do, there should absolutely be a compensation there for the contractor's time and efforts. 

The RTA quality is far better and worth the extra effort.
