Anyone have any experiences with the company Direct Buy, as always, if it seems to be too good to be true it probably is, as they normally advertise 50%+ percent off, but my thinking is even if i was to get 20 or 25% off, with the volume alot of people on this site do in rehabs and such, it would seem like a good deal still.

Swallow and pay every dime they earn to live a restricted (since '06: never go out, no travel, no vacations, no gift giving at holidays, drive old cars, buy used clothes, etc.) life for the next ten or fifteen years, fearing job loss or pay cut daily, only to find out at retirement that I have to walk away from it then, can't sell it, perhaps have to file bankruptcy, then, and live in government housing for my retirement...?

But there is also "shadiness" going on as well; one property in an area where my wife daily scours the listings came under contract and it said 60 DOM - and it never had visibility on realtor.com until the day the buyer's agreement went into place.

I am also a bit culturally different from most people in the U.S. and can be quite blunt in my statements - I do not want a very emotionally sensitive person on my team.This will be a full-time job because I do a lot of properties - my business is like Wal-Mart's - high volume and low margins.I would really appreciate any thoughts and suggestions, including how much to pay the person, how to structure the compensation, what did I miss in my list of requirements, etc.Thanks for reading and for your advice and guidance on this very critial issue for me.

I meant management company not realtor (english is not my main language).So the management company will do daily/weekly rentals and they will take care of small repairs. and they call it the guarantee program which means that I will be guaranteed a monthly payment at the end of the month (no vacancies, no worries about late payment and so on...)I have studied the area and it is active with tourists all year. this is the reason that the management company is accepting to make such deals.The advantages that I see is that the I have an almost worry free investment.

Those practices are for licensed companies handling a larger volume of applications, where the risk of coming under the microscope is much greater.Just know where you can, and cannot descriminate.
