I wanted to get comments from others on the gurus but everything that was said there is here and other websites for free so I'm glad I'm here

If you haven't already, you should really start investing some of your profits for retirement.I'm sure many here will take extreme exception with my comments but I can assure you well over 90% of the people here are not investors, they are small business owners and work in their small business each and every day.Oh, and as for a day job, I still have mine even though my investments have done very well over the last 30+ years.

They have seen me keep my word and so one even made the comment that I had done more stuff to the house in 3 months than the former landlord had done in the 3 years they had lived there.

Hi Amin, after reading your post and all the excellent comments, here are my five cents: I have NEVER submitted an offer on the phone!

I don't know if you've read any of the Peter Conti & David Finkel's books on the subject but they instruct you to employ the same method the man in the comment aboved advised you to.

To that point, I completely agree with the comments made above the about the value of leveraging and considering the risk of leveraging/more liquid assets in an overall portfolio.

Please comment: I finance homes for people that are not interested in renting and then work with my lender to sell the deal.
