Spending weekends doing the work did not last long.

I thought back to that conversation, so my wife and I decided to head up to Birmingham for the weekend to have a look for ourselves.

We looked at 2 to 4 properties per weekend, by the fall, around 80 properties, found a fluke, a triplex selling for $150K whereas ARV ran  over $200K.

I plan to be in Memphis, TN in the first weekend of March and am looking for a investment-savy Realtor to show me properties identified the week of and also give me a clue on areas to stay away from.

I usually knock on the weekends (Saturday) from 10-2pm and Sunday from 2-4pm as that is when most people are home.

While M has only been late on rent once (after Christmas), M rarely pays on the first day of the month -usually 2-3 days and has otherwise paid in full.

Since most of our bookings are weekends, that gives plenty of time to have guests check out on Sunday AM, cleaners come in for a safe turnover on Wednesday, while keeping both our cleaners and future guests out of harm’s way from any probability of picking up the virus.
