@Leland James I met a cash partner at a local land lord association in the Berwyn neighborhood where I invest.

I intend to do a couple acquisitions in a short time period and I need a good chunk of my cash from the initial acquisition to go into the second, so to me the fees associated with multiple refis is just a cost of doing business. 

I'd like to hear a few other opinions on where the Tampa Bay market is headed!

Find a deal, run all the numbers with correct expense information, if the numbers work out for you and there you're heading towards a right path. 

They already gave you their social security number, birth date, income, kids' names, criminal background check authorization, etc... and they think a quick head-poke inside the front door is intrusive?

While some of what you said as it relates to the mechanics of the unit is a little over my head at the moment, that information was incredibly helpful and I will keep it in mind as I move forward! 

Im in New Hampshire so the houses aren't terrible and Im not opposed to going to surrounding states once I start to look for more properties, but I am wanting to real dive head first into rental properties.Im looking at buying my first 2-4 unit in the next 6 months or so and using that to "house-hack."
