When I moved next time after college I kept the trailer and land and rented it out (my tenants destroyed it, I was not a good landlord) but I made the payments with the tenants money, when I eventually sold that I was able to pay off the junky house I bought in a new town where my new job was.

I just pay them a fee for their services and use their agent to list if I want to buy.If your desire is to learn how to do short sales I guess my option above wont work.

Vacant is key- they have to size up rooms, not the persons belongings.And depending on the circumstances- in your case they were leaving on a happy note- lets consider someone who isnt paying and wont leave.

I recommend giving the tenant more than a month heads up (2 or 3 is better)Since it's month to month, you wont need them to sign and return back the agreement (at least here in california).
