here appear to be a lot of discussions about partnership/JV splits when 1 party is all money and the other party is all sweat/brains.I'm curious about slightly different split of finance/equity and I'm also referring to buy and hold (not flip) cases.Fact Pattern:-Party A: Currently owns properties, property management experience, wide network of subcontractors/maintenance, good at valuing improvement costs, realtor license, etc.

That's why networking is so important so you can meet a wide array of people with different opinions. 

I'm looking to begin to establish a different method of generating income, and this is one of the avenues that's most interesting, and in lieu of much start-up building experience, the most widely documented introduction into entrepreneurship that I have found. 

I think the dirt is worthabout 2.5 mil and they wanted 4.. so given the wide price range and the hassle factor.. we ended up optioning the piece just north of them for 4.4 million and we only have to deal with two brothers.. :)  in your scenario and job well done I hope U made some significant equity for the time. or you u can chalk it up to an advanced training session on clearing title.

I know these types of homes can sometimes be hard to find therefore I am trying to cast a wide net and take my time before making the plunge.

I haven't looked at the BP rental agreement, but my take on it was that anything generated by an Oregon specific landlord group would be better than some nation wide supposedly good anywhere kinda maybe customized for each state got it off the internet rental agreement.
