I purchased a $32K deal in January in a $90K neighborhood, as a mater of fact the lady that lost it, paid $92K for it, she lost it, and she is now my tenant, I put Zero fix up into it, built in 2003 so everything is relatively new.

Still own it to this day, took 14 years, lots of sweat equity, psycho cat-lady neighbor calling town repeatedly for no reason causing problems, random roommates off craigslist (separate story lol) BUT it cashflows today to the tune of almost $2,000 a month.
