How and when would I verify that information is accurate?

Just to verify the $1400 for a one bedroom or are those the current rents?

I kind of like the post cards with a recent picture of my property because I am a remote owner so I get several pictures a year to verify my residents are caring for the property.

I have read and seen others saying that the 2% rule when purchasing a buy and hold rental is too good to be true and is to be avoided.I have recently seen a few places on wholesale websites that are well over 1% and some at 1.5 - 2%.One of interest to me was a duplex listed for $64,900 and has tenants in it paying a combined $1150.Although it doesn't show all pictures inside and out (exterior pictures aren't deterring to me) its obviously got some deferred maintenance I'm sure there should be extra CapEx to be budgeted for.If rentometer verifys the rent is in the ballpark and its not falling down.... what am I missing?

You will need to verify for your jurisdiction, but I will be very surprised if the currently allow JADU to be rented without OO.Search on BP for ADU and their appraisals. 

I'd like to go with the second, though I told the first applicant that they were accepted, as long as I could verify their income.I should also add that I met the first applicant in person and have talked to previous landlords.

It also seems that we may be able to get better deals from working with builders' lenders, but I haven't verified this yet.
