As Dwayne mentioned, a title company can certainly close and insure the transaction for you, but many lawyers serve as a closing/title agents and can also offer assistance with the contract drafting, etc.   

The most important person in this type of situation is to have a good real estate attorney no matter what strategy is chosen.  

Buying under an LLC shifts the type of loans you would be eligible for, and likely rules you out of considering a house hack or using an FHA/VA loan, but opens up different funding options if you have the capital for a larger down payment.

It's a nice/quiet area, so not low income type of rural. 

Although themed houses aren’t massively popular locally (or maybe we haven’t gotten there yet), data suggests that unique properties that offer something special or that are a different type of construction seem to becoming increasingly popular.Are you noticing the same thing?

Just make sure you understand the higher risks association with those types of rentals.
