Assuming even the broker has the best intentions in the world you still have a duty to yourself to learn how to do some due diligence.You sound like a very green investor and I would suggest likely too green.

The carrier has to tear it all down, dispose of it, pay soft costs and upgrade it to current building codes (ADA, green building codes, AFCI, sprinklers, etc) that could be much more costly than the original construction.
