I’m currently progressing through the podcasts (great for the traffic filled DC commute) so I will make sure to check episode 103!

I feel that $350/$400 for a storefront is too low for the location and amount of traffic that passes by.

Facility can be seen from main road behind restaurants with about 8,000 cars per day traffic.  3 buildings with 68 total units- mostly 10x10s with a few 5x10s.  

I don't even understand why the complaint was made on our house, because it's practically surrounded by legal duplexes in a 7200sf zoned area, so it's not like there's any particular traffic congestion or parking shortages. 

Hi Marc,My sister just mentioned that she does this and it brings in a lot more people for high traffic days.There is the option to rent out the whole duplex or just one area of it.For my sisters situation, she owns two town houses that are side by side which is very similar to this.If you notice that your area experiences high traffic then it would be good to test the waters.

I never look outside the Landlording forum and the moribund DIY because I'm not interested in dealmaking and financing at this point, which is much of the traffic.

We are only 1 hour to downtown Toronto and the Go trains make it possible to not even need to do the drive if you don't want to fight the traffic. 

Not sure how bad rush our traffic is getting in our of the city.

I heard the motor traffic might be worse than in LA..

Roswell, Alpharetta, and Johns Creek are all fairly close to GA-400 which will take you into Atlanta/Midtown but the traffic on GA-400 (pre-COVID) is horrendous.
