Why not consider selling traditionally and including the infrastructure and personal property in the sale?

These programs are much more interruptive than even traditional advertising.

That means you establish a Traditional LLC to carry out the operations of your investments, in order to separate the liability from your assets, including: paying property management, paying contractors, collecting rent, marketing, etc.

The down payment requirement is significantly lower and most flips are hard to finance with traditional loans.

If you have to go a more traditional route, make sure you save money and try to get a W-2 job so that it will be easier to qualify.

It is in standard sizes like 1x4 so it has a pretty neutral look and traditional but it is quite tough, you don't have to paint it, and it you can wipe it off easily.  

I'm looking for a market that has stable population and job growth where I can find multi families preferably under $250k for traditional long term rentals.
