Shopping deals and/or re-trading deals means the deal is transactional in nature and the bank will not try hard to make your deals work and the lender won't expend any political capital in the committee meetings on your behalf if you do this.

There are spiders in the house. several other petty issues.We finally found a next renter now he wants us sign the following before he moves out: 1. (1) That they be let out of their lease effective on their exact move out date;(2) That their deposit be returned by exact one month of their move out day.(3) That their rent be pro-rated so that they pay only through their move out date for the month,(4) That no action is taken against their credit.He asked a lawyer (not litigation yet) drafted this document to sign.

Other than that, take action everyday and see what happens!

Never should one 'sweat' a tenant's payment, but rather should be comfortable taking appropriate action towards a non-paying tenant when the legal time comes.

I will trade some percentage such as getting 20% etc. for not having a headache or working like crazy.    

There's a class action against the lender and they won the settlement, but the BK is there.. tenant screen came back as declined, since I think BK within the past 10 years is an auto decline.They are honest with me from the start, which is a plus but I'm having a hardtime explaining to my spouse about this.

Again, this will get potential home sellers to raise their hand.Just remember to always be taking some kind of action!!!!
