if no to either of those then keep looking...but keep in mind you have the right idea but in order to be successful you also need to be patient...don't "bite" on the wrong property just because it fits your price range.

So either be willing to be patient and find a buyer who doesn't like agents either who seeks out your house, or list it on the MLS, pay the fees and get on with life.Sellers are always going to hate that 6% fee, but there is a lot of value in it.
