Interested in cash flow targets for SFRs

I am curious to hear other investors' target for cash flow for single SFRs. It has been discussed before but answers vary greatly also because different people have different approaches to calculate cash flow. I calculate cash flow after all contingencies like repairs, maintenance, property management, HOA fees, vacancies, taxes, and insurance, and in my case, financing. I get interested in properties if there is $100 left per month and set my target for $150. Obviously, these are not rehabs. In my area, the MLS offers only few opportunities to have that goal reached. What are your goals and market options?
