I know the market peaked around 2021 but still interested if this is a good time to buy in this market?

We'd all prefer have everything be new or replaced because it can solve alot of issues with tenants and the time it takes to manage a property.  

Keep in mind he had the skills to make it happen, and he doesn't account for the cost of his time/skills.

No reason to do this hard money loan if you have a lot of time.

The person I spoke with excited me about the possibilities; however, when it came time to deliver our XML file of properties, they quit responding, much like ShowMojo, making me think that they were not yet live.

I tend to take my property off market "hold" during slow times for some painting, other small updates and would never consider it as occupied.  

I'm mostly using it to track leads in a leasing agent capacity (at this time).
