Closing on the house seems to have been the easy part, now getting it set up for rent is what will be the actual test.

I'm feeling very good about my current situation and I just want some of you more experienced investors to weigh in on things I can do in the meantime or ways I can prepare for future deals.

I would get  couple other General Contractors to bid it with a list that you prepare for them.Make sure that the bids are apples for apples.

Way more hassle than it's worth.I've got a couple emails out to a few firms just to give it a shot but if, as you say, the costs of retaining a licensed IAR are anything but very low, my odds are low.For the benefit of those reading in the future, I'll give a bit of background: I confused not needing a sponsor to take the test with not needing an RIA to hang my license under to be officially licensed.
