Walk-out basement in Thompson Station TN

Hello, I recently closed on a house that has a walk-out basement in Thompson Station TN. It has a full bathroom, and the walkout basement is about 1k sqft. The subdivision has no HOA. Has anyone used services like "Archinerds", "Southern Athena", etc. who advertise that they specialize in helping navigate codes and permits and refer you to building/remodeling professionals? Or if you work in the area, how do you go about your remodels?

Closing on the house seems to have been the easy part, now getting it set up for rent is what will be the actual test. Just wanted to know if anyone had experience working in this area and what challenges I should be aware of, who should I stay away from, and anything else you wish someone told you when you embarked on the remodel. Thank you all for your time! 


BTW - this basement will need a kitchen with a dishwasher, and a washer and dryer (to maximize rent).
