I apologize as my information about that business is limited but you could start off with rent out space to models, or photoshoots.

Given that I plan to be doing this work for another 25 years or so, I wonder if it might make sense to look at purchasing an office space?

There are a few things that are different about financing a mixed-use unit but one of the more important is how much space is dedicated to commercial and how much to residential.

Denver has only so much space..and running out of space.....new construction cannot be built on mountains, national parks etc to sustain the growth of Denver.

They are currently rented with window units/space heaters. 

I think getting into the multi-family space is an excellent move whether you plan on occupying one of the units or not.To know if this is a good move in your particular market, I'd consult with a lender and a local Realtor.

Getting the process started for converting my garage into finished space on my house hack I bought in November, and I'm looking for recommendations from the BP community for a contractor.

We are a family of 5 so adding a couple of extra bedrooms, an extra bathroom per floor, a separate living space on second floor, extra garage space, brick/stone exterior, upgraded flooring and countertops, lots of closet space, etc.
