The mortgage rules say (as I understand) that in order for a home to qualify as a second home, the owner needs to occupy it for more than 14 days.

I don’t understand why an owner would consider seller financing.

I did say ok to someone whose Girlfriend had a service animal she brought on site to pick him up when they went out.

I'm looking to see if someone has a step by step process for finding finding the right market/deal or really any information on what sites/resources to use as I search.

Is there a different re tax rate for out of state owners?

@Jonathan Small your PMC should give you an Annual Owner Statement with a breakdown of income & expenses for each property.Give this, the 1099-Misc they sent you and add any property taxes or insurance you paid and bank 1098's to your CPA.

Think my 4 plex has tenants that lived there 10 years :) from prior owner . let me know if further questions be glad help anyone from my 3 year experience down there so that maybe you don't make my mistakes.  

Ask to see a copy of the lease and look for the length of lease, current rent amount, tenant obligations like paying for utilities and adhering to house rules and look for Landlord obligations like things the landlord may currently being paying for (like trash and water)Make sure to have an assignment of the lease and clear language on the security deposit WITH interest shall be transferred to the new owner at settlement.Consider tenant quality - what’s their payment history looked like, obtain rent receipts or bank statements from the seller to review on-time payment history.
