If I can focus on building a reputable wholesaling business, that offers a superior product, then maybe I can work myself out of this truck and have time to dive deeper into things like fix and flips. 

I would like a reputable property management company in that area to lead me towards the right areas/properties, get any good tips, get more leads on team members, and most importantly to manage the property (at least screening and placing tenants) once I get it. 1) Does this sound like a step in the right direction?

Let this couple build up their reputation with you and their credit for at least a year before removing the cosigner from the lease.  

If you get the reputation of "Talker", you will be ignored. 

He's expensive, but what I'm also paying for are his connections, reputation and a huge battle ax, issues can be dropped before they ever get started if he's involved and if it's of a political nature, say a zoning issue, it may only take a phone call.

@Brian Gibbons Nailed it.The one thing I would emphasize is...when you are selling with any kind of option or seller financing, always use a local & reputable RMLO. 

There is reputational risk in this type of activity.

I would suggest possibly JVing a deal with a reputable flipper in the area.
