Where are the honest wholesalers?

Hello BP crowd-

I'm fairly new to investing and I've learned an awful lot by NOT buying something, if that makes sense? I've looked at a ton of properties, analyzed several potential deals and have come to an initial conclusion that most wholesalers are peddling junk that they don't want. The ARV"s are amped up and the cost of repairs are not realistic or they leave several things out to make the deal seem like a good deal.

I'd love some feedback on this topic. Btw, I have a background in construction and had a design/build landscape company for years. That's why I see things that others don't and why I'm overly cautious

Welcome to REI and BiggerPockets! Sounds like you're on the absolute right track. Agreed...there are a TON of wholesalers out there that give the good ones a bad name, but don't let that color your opinion of ALL wholesellers. It's actually a great thing that you've looked at so many properties before jumping in as you've now seen what's out there and you have a good grasp of the numbers. If you're not comfortable trying to find deals on your own I'm know there are some good wholesellers from the Atlanta area right here on BP that you can reach out to. If you want to try looking for leads on your own there's help for that too. Good luck!
