I know this an excellent deal, but my concern is locking up much more money than I originally anticipated which will severely push back the timeline to purchase my own home and it doesn’t give me the ability to scale/capitalize on future opportunities when they come up. 

Long story short I have payed the debt in full and I received notice that the Lien will be released with in the next few days. so my question is:Will that record on my HOA statements seriously affect my ability to get a loan?

I'm confident in my ability to represent my clients' best interests; And they know I come equipped to provide them with the information and resources they need to find the best deal.  

Playing devils advocate I can only seeing the ability to raise rents at anytime into a lease renewal being a benefit.  

As an investor-friendly agent in LA I like it too just from the standpoint of the potential cash flow opportunities that could exist from having the ability to add 'lofts' or even an additional room in our very overly congested city.

Since the seller told you no rent was paid for Oct, I would suggest giving notice to the tenant that you are the new owner, were told that Oct rent was not paid, and give them a bill for the prorated Oct amount from the day you closed to the end of the month, due an payable immediately. 

The low downpayment + ability to buy multiple doors, allows you scale easier for as long as you are willing to sacrifice.
