I'd say find a different broker / lender that knows the right product to get you into at way better pricing. 

It is not really any different than then starting a construction company, a plumbing company, a marketing agency or a tech company.

Hey BiggerPockets fam, I'm very new to wholesaling and have been looking for deals in the Tennessee market virtually.I may have found my first deal to put under contract.The numbers are good with room for a more than enough rehab budget and was wondering how I would find a cash buyer in an instance where I have no boots on the ground.I know this question may have been asked a million times already but I would love to learn all different perspectives on the process.Thank you

👀 I’m always curious about different areas and markets.

The equity you receive in cash will equal the same thing in a different, CASH FLOWING, property with one huge difference. 

Super dense urban areas are a different animal as well.

There are little nuances and differences specifically when it comes to Canadians but most of what others said on the thread here is correct.

Needless to say, these late-payers are grinding down our tolerance and we are thinking of cashing out and moving onto a different investment or something within reasonable travel distance.
