You may have seen me post this elsewhere, but if you haven't, here are my general thoughts on some of the local towns in Hartford County based on my experience as a Realtor and Property Manager here.Windsor is a great "small town" that generates good cashflow with moderate chances of appreciation (relative to the CT Market)Granby even a smaller town feel than Windsor, rentals are in high demand and rent prices are high.

Further, they have developed rather sophisticated systems for marketing allowing them to generate leads of potential sellers fitting a particular profile.

I am curious if any property can generate cash flow in your area.

Then I watched videos by Ricky Carruth, Brian Casella etc and did everything on my own.Just remember, the most important thing is lead generation. 2nd is educating yourself on real estate and the local market.

Hi @Ralph Germain,Thanks for posting in the forums.However, we do not allow self-promotion, and posts looking for real estate agents tend to generate a lot of self-promotion from the agents on the site.We've locked this thread so it doesn't get filled with these posts.

It allows me to quickly file all my receipts by category and project and generate expense reports easily.I've heard (from the company) that BuilderTrend has some robust functionality in this area that is specifically designed for contractors and builders, and could be worth an investigation if you find that a more generic expensing setup doesn't suffice.
