I finished rehabbing the property and got it under contract pretty quickly. 

I highly recommend their book "Every Landlord's Legal Guide".

There will always be motivated sellers who just want to get rid of their property ASAP and are more willing to work a great deal with your investor.A quick question: what makes you think the housing market will crash by next year?

Thanks everyone for the quick feedback and I would like to apologize for not keeping this post active as I had to travel overseas and just now getting back into things again. --  I have reached out to the PM and he has reduced the price to a more competitive rate but it still hasn't found suitable tenants. 

Find a broker who specializes in these loan types and can guide you :)
