Should I buy a property or wait ?

Hello Guys,

Do you suggest an investor with $ 900k in cash to buy multiple properties and rent them out in this market (Central Florida) or you would suggest keeping the cash and postpone buying them until the housing market crashes in a year or two? What would be the best move in this case considering the fact that the investor is not qualified to get any loans?

Hi @Account Closed, I have heard this saying where "a deal of a lifetime comes once a week." From what I understand is that there is always a good deal out there regardless of what the overall market is like. Just gotta go look for them. There will always be motivated sellers who just want to get rid of their property ASAP and are more willing to work a great deal with your investor.

A quick question: what makes you think the housing market will crash by next year? I don't think there is an oversupply of houses and apartments yet.
