If thats your only fear then rest assured.

You'll be ahead of the game with the contracting and the lack of fear talking to owners but you'll still need someone who has been through it all before to guide you through the transaction. 

Allowing fear to overcome all the work you have done in preparing to make your first deal.That said, we will have our first two deals by this time next year.God Bless and thank you.

Speaking of fears as a newbie - yes lots of them!

You're in a lot of fear because you need questions answered. 

We both work busy jobs so our tolerance for renovations at this time even within an hour of us is almost too burdensome so out of state renos are out for us as well.I must admit the desire to buy in a climate where snow is not an issue and the dollar goes further is awful tempting but I fear it might be greed driving that curiosity more than it is wisdom 

She called it out in the turnover, but did not want to touch the drain screws  due to fear of "getting zapped" by the disposal.

My fear with putting the 15% down is that I won’t get an adequate cash on cash return...
