The tenant is long-term, amazing, and pays premium rent ($1200/month for a 250 sq. ft. studio out in the middle of nowhere), and in return I provide amenities such as a washer and dryer.Her washer and dryer was pretty old and had been giving out, so I ordered a new one from Home Depot with a scheduled delivery date of today.

So, if you are trying to stretch your income to afford the property, OR if your credit is not great, then this is the way to go.They BOTH will have some type of mortgage insurance premium because they are under 80% LTV (Loan to Value).
