First time poster here.I put in an offer on a short sale property with two mortgage companies involved.  

After that time, any new orders to list Notes for sale will not have sufficient time to be completed and processed before the site becomes unavailable to users at the end of day (5:30 pm PST) on October 27, 2016.

He now want to wait till the spring to decide on something how do I or should I push It feels weird to push someone. but the property provides no income for him other than the ultamate sale of the property.

I can do this with either dpsecured debt or an option secured by a performance deed of trust.I'm careful to negotiate to not be responsible for the debt portion of the lien and if the debt remains an obligation of the seller or the seller's estate, I just want the asset released. 

What should be the term for the lease so that it is not considered as a sale at the time of lease option agreement in case tenant wanted to exercise the option during the term?

My intention is to use my share of the money gained from the sale to reinvest in real estate.

Auctions usually require a check or cash upon sale.
