New into the game

I am coming out of a graphic design background of 16 yrs. I was hired into an investors firm a start-up basically and I am finding places cold calling. I am teaching myself from this site and other you tubers. I spent my birthday at a real estate conference to learn more about the biz. Found this site researching more information about vacant lots. I have a lot I was told about after speaking to a man 72 yrs old about bicycles for 40 minutes at the end i said I could present him with a 10,000 cash finders fee for bringing me someone ready to sell. Upon this , he said I have a place, the man had just gotten out of the hospital after 7 months and the estate was eating out of his retirement fund with taxes. I told him what i could do for him he was on and now he is waivering. I called today and said to him I spoke and met you as a cyclist I knes nothing about this property and then you let me know. I did not come after you we just spoke to each other about the joys of cycling. He now want to wait till the spring to decide on something how do I or should I push It feels weird to push someone. but the property provides no income for him other than the ultamate sale of the property. I told him I will pay to move and a storage unit for any items he wants to keep from the vacant two year house and pay all fees he has. how do I pull him on the boat?
