I'm a new investor interested in B&H in the greater Cincinnati area. I'm curious to find out what folks expect as a reasonable cap rate here. From research, I'm seeing around 9-12%. Is this consistent with your experience or have you identified a different range?

That broad range pretty much tells you how useless your cap rate comps are. You are better off using Direct sales comparison or GRM's
