Ask about living habits, if they smoke/drink (if thats a problem for you), if they have pets, if friends or a significant other that would be visiting a lot, why they are moving, how long they need a place, and anything else you would want to know.

I even had pest control problems, roaches all over the building where 2 roommates couldn't even agree on whose turn it is to clean up the dishes, where the two guys decided to fight it out, leave food and dirty dishes all over for months because it was the other guy's turn.When I had triplexes 20 years ago, one tenant is responsible for hallway and lobby cleaning and garbage collection, and gets $50 to $75 off the rent, and I always have takers.

In that time, our tenants lost all of their food at least 3 times and required a loaner mini fridge (which the owner provided).

I think grocery items (food) are more necessity then housing.Isn't this stupid, flying from country to country is allowed but evictions are band.Money is pouring in this country everywhere like sewer after A major sewer backup, name it unemployment, stimulus, sba... everyone is making A killing here but renters can live free and landlords should...Any suggestions on what WE can do here?

If you find any lease violations (e.g. illegal pets, illegal drugs) you can evict for that.

It is always a lot of work to be in regulated businesses (like alcohol) and food businesses (with food safety rules).

But forcing like that might create disturbances and arguments.If you sign a lease for your own apartment it could be dog inside is OK (if you follow the apartment rules for pets).Good Luck!

My lease agreement states no pets, certainly I can add an addendum.
