Talk to these people in person and steer the ship in the correct direction or end up with an eviction (nobody wins).  

Provide a curated welcome package with local snacks, a bottle of wine, and a personalized note.

Adding a personal touch, like a handwritten note, can increase response rates.

With seller financing, the person selling the house lends you the money, and you pay them back directly.
