When the market is hot enough sellers market, & you are the seller, there is more powerful language you can put into the escrow instructions.

You could record a memorandum of contract, I imagine.You could alert the other buyer to the issues.You could be totally wasting your time with a seller who actually had two contracts, unless the other had specific back up language.

just purchased a condo from them last month.everything went well.i do suggest you read the contract and addendum (if there is one). if the language is not clear enough for you - use a pro (lawyer or real estate agent) to assist you.make sure you do your "homework" before bidding , it seems like it is "buyer beware" with them.Good Luck.

Any language attempting to reduce the commission in the purchase contract, does Not alter the commission set in the listing agreement, whether signed by buyer and seller, or not.

I can't see how this can be ethical and you may not have a case to sue, but there may be language in the by-laws to have them removed from the board.
