When to have seller cut utilities
When you are wholesaling a property when should you instruct the seller to cut utilities. Should they do it shortly after the property officially closes?
What I am trying to avoid is the seller canceling utilities, the buyer backing out right before closing, and then having a complete mess for the sellers.
