A few points of explanation: (1) I'm trying to buy near where I live, so I figured mentioning the town I live in will make it clear I am local--hopefully a point in my favor, (2) I figured the point of verifying basic information is really to let the owner know I am not clueless and have done my preliminary research, and finally (3) I'm not sure all that I should verify on that initial call, as my primary goal is to walk the property and engage face to face with the owner.

The properties I help manage are all listed after the home has had a deep clean, touch up paints or repaints (no scuffs or marks on the walls), carpet cleaning (making sure there is not any dirt or stains), pressure washed, and has all hardware throughout the home property secured and functioning.

Lots of good information here -- just remember that during last housing crash, a lot of HELOCS got frozen, useless to those who counted on them or actually harmful to those who had a big balance and had to keep paying it monthly without getting to use it as they planned. 

I've contacted and spoken with several local banks and they all have informed me until my mother comes off my DTI they won't be able to give me a loan since it looks like I'm underwater on paper.
