If this is in the wrong forum please advise and I'll move or repost in the appropriate place.I'd like to explain my plan and see what everyone's opinion is.I have been researching real estate through bigger pockets for about a year and a half. 

Centralia, to be exact, about 50 miles from Hoquiam.

I say I am sure your not the type that would let some stranger dictate what you do or buy... ( most common response is your damn right I would not) so they are ready for the offending neighbor.Then if I am there and the neighbor try's that BS I say well not sure what your talking about if its so bad why do you live here in the first place. that shuts them up.And if all else fails I tell the neighbor I may just rent this out to a half way house that specilize's in letting drug offenders and other felones get a second chance so its up to them do they want a nice new neighbor or would they prefer the felons.. since they will pay me double the rent.. you just have to be in their face

All of three of us have good to excellent credit, and one of my friends has what I consider to be significant savings through his parents - he has around a half million in savings.

I would much rather, every single day rather, collect 8-12% interest on a well secured note in my backyard than own a house in a market a thousand miles away that is full of other investors all hoping to collect a rent check.

Downsides it is in a town that has a large gas refinery in it and about a 1/4 mile from the interstate and train tracks.

Light remodel will get it to rent at $775 3/1/2 with downstairs living area (raised ranch with half basement).  

Maybe on SFR's but I've tried it on MF and it was a huge waste of money for a year and a half before the owner agreed that we needed to get rid of the warranty company.

I live with a cup half full (specifically the left side).

We plan on making $30,000-$60,000 and reinvesting half of our profits back into marketing in order to expand our lead generating channels.
