Location is great and quiet and has easy access to highways, hospital, grocery store and gas stations all within 2-5 minutes driving.

But, I want to be an informed investor and not wait forever to get started.There is one important question that may sum up the root of my gas pedal-brake situation: Can I buy a house and still invest in real estate with little free cash?

I include all utilities (Gas, Water, Electric) in my rentals (two in WAVL, one in BM) and I've never had an issue.

How do you get the utilities like electricity and gas charged directly to the tenants instead of building it into the rent?

I have a 3 story house with 4 baths (tub/shower, sink, toilet), a jacuzzi on the 3rd floor, 8 beds (sometimes more), 2 washers, 3 dryers, a kegorator, gym equipment in the basement, big gas grill, big charcoal grill, pecan tree in the yard, 5 HDTVs, and it's haunted.It gets rented out to men doing contract work at a refinery. 

Even Lloyd's has left the state.Pacific Gas and Electric didn't maintain the infrastructure so we are now going days on end without power so their lines don't spark another wildfire.

All 3 units are on there own gas meters and own electrical meters.

That is a big swing, how much do you pay for city gas, water and any other fees.
