3 bedroom/2 bath house, full finished basement, in quiet subdivision in easy walking distance from a popular elementary school. Neighborhood sells fast due to the nearby school.House has lots of curb appeal.
Other Amenities: Washer & Dryer (in basement). Double wide driveway. Garage door opener. Sump pump system which keeps basement dry. Gas heater & stove. ADT Pulse alarm system (no landline needed) with internet access for monitoring, turning off and on. Large front & back yards, backyard is fenced around perimeter and has separate small fenced area attached to house for pets, mature trees. Two sheds for storing lawn & gardening equipment. Large bay window in front room, original mahogany doors & built-in closets/drawers and woodwork, original 1964 kitchen cabinetry in very good condition (cool retro). Elementary school nearby.
Zillow values usually 124k to 127k, has ranged low from about 117k to high 129k in the last few years. Similar houses (age & floorplan) in the neighborhood have sold for around 149k after updates.
There is an existing mortage lien held by a private investor for about $35k. (Paid by the seller at closing)
We invested about 30k for new roof, new paint for house, new front deck, new toilets for both bathrooms, new full size shower for basement bathroom. Basment bathroom work is unfinished (needs sink, door, paint, flooring).
Buyer would need to empty contents left behind in house, repaint interior, finish work on basement bathroom update (sink, flooring, door), & repairs. May also want to update upstairs flooring, basement carpet & flooring, kitchen appliances, & replace or remove AC unit (nonworking, coolant was drained).
We are looking to sell house quickly "as is" for around 100k. Several neighbors have expressed interested and asked to be kept up on our status getting it ready to sell.
I had a feeling that $100K was a bit seep of an ask. What do you think? What would be the maximum amount you would offer in this case?
