We're still in the process of smaller stuff, but we found tenants that have been super understanding.We're currently paying around $1,100/mo to live here because we offered lower rents in order to get the rooms filled more quickly in this down-market of a winter.

Most dumps either don't charge you for yard waste or it's very cheap (they just compost it and use it as fill).

what I find tough is trying to do this stuff on your own.. with out the support of others.. but I guess the internet has filled that gap for some..

I own 2 duplexes and they have been listed with a local Prop. mang. co. for 4-5 months with success in filling them.

And a flight to quality doesn't hurt either--the properties at the lowest end of the spectrum often suffer the worst and can be the last to come back.But good defense requires one step beyond underwriting--not stacking on too much debt is very important.
