My gut feeling (and also Excel worksheet) is to hold the 15 year at this really low rate.  

I also understand during a crash may be an excellent time for a buy and hold investor to purchase properties.

Dig it out and use a couple tons of gravel but if you can use regrind it is better for plowing.

I can tell you that the market is excellent here in the Springs due to the stability that the Military bases provide.
