Seems like this house was flipped and is a slow seller.

Geeze.......The property will be sold with clear title, it doesn’t matter what taxes are owed or what liens/mtg.s...no need to go to a title co. now.You won’t be talking to the ownerYou will be using the state realtor contracts that the agent usesThe agent, and the owner, has No interest in letting someone tie the property up with a contract who dosn’t have the ability or the intent to buy, and simply hoping to flip the property to someone who Can buy, at a higher price.  

Your issue is selling the notion you bought the property you’re selling “as a long term investment”...not sure “some one made me an offer” will differentiate that from a flip.  

My son was born in a duplex i was flipping!

On the flip side I've also heard it sort of defeats the entire purpose of your business if you do both.

Secondly, terminology, wholesaleing is an exit strategy, just like flipping and holding.

I do flips, notes buy and hold.. and she makes money on both ends of the buy and sale.

If you're flipping it, the neighborhood's future isnt as important, so you would probably go with the more immediate payout of the value add.
