Oriol,  I'd suggest you speak with some folks in London who have bought or have considered buying property in Spain and find out what challenges they have encountered in the buying process. 

Amazon sells a package of 4 window locks for $5.68 or a package of 10 for $14.90.

I recently have seen almost a 10 % response rate from custom letters that I mail in more of a UPS or FedEx style letter package - much bigger, better open rate, shows urgency etc.

These guys see hundreds of deals and can almost give you a bootcamp on what's a good deal and what isn't a good deal when you submit a package to them.

When I sold mine, I gave these outright to my broker AND insisted on PoF and Letter of Pre-Approvial as part of the offer package to shed flakie lookie-loos.
