Upon the inspection there seems to be an active leak in the upstairs bathroom for quite sometime now which has been generating mold and it has been found in all 4 units in the bathroom walls.

what do you expect from an Investor as far as collection of docs?

You have to meet net worth and liquidity requirements and sign on the dotted line that you agree to pay back the loan.For legal docs, you need to talk to a lawyer.

@Ben Wernert I’ll start by saying the issue with a fish tank is not the fish itself, but if the tank leaks/breaks that is a lot of water in one area.

I can look a photos to see that the kitchen cabinets need to be replaced, or the floor needs to be refinished, or I need to purchase a refrigerator, but trying to figure out if there's a pipe leaking inside a wall or the furnace is 40 years old or the beams are sagging in the basement is something you need to see in person, so how do you not waste your time when you're at the point where you're ready to buy seeing countless properties that need more work than it makes sense to do from a numbers standpoint?  

Anyone have a good filing system to share with me to keep the docs all together?
