9.5 acres on good pasture, 3 bedrooms, 3 bathrooms, 2,200 sq ft, wrap around porch that is screened, very outdated and neglected, barn with leaking roof, dog kennel nice roof but no sides, screened in pool that needs updates, pool house, comes with 5 cows and 2 horses.  Property is being offered to family and friends first at $600k but if there are no takers then they would list at $650k.

This could be a great fixer upper but need advice on how best to figure out a market value.  The is in very bad shape but with the right updates and investment this property could be worth quite a bit.
